Empire Key Development is a real estate investment and land development company based in New York. We purchase homes and land in many states as principal buyers — we buy with our own funds and take title ourselves.

We are not licensed real estate brokers or agents and we do not list properties for sale, provide brokerage services, or represent your interests. Nothing on this site is advice about the value of your property or about your legal or tax situation.

Any figure discussed on the phone, by text, through the form, or in writing is a non-binding estimate of what we may be willing to pay. A purchase only becomes binding when a written contract is signed by both sides. Your attorney contacts our attorney to draw up that contract once you accept an offer.

We may revise or withdraw an offer before closing based on the property’s condition, title, survey, taxes, zoning, environmental issues, liens, or other findings revealed during due diligence.

• That the information you give us about the property is accurate to the best of your knowledge.
• That you have the authority to sell the property, or that you tell us who does.
• That you disclose known liens, code violations, tenants, leases, or pending legal matters.
• That you are at least 18 years old.

We buy properties as-is. We do not require repairs, cleaning, or staging, and we do not charge listing fees or commissions. Any costs we agree to cover are set out in the contract; anything not written into the contract is not agreed.

You agree not to misuse this site — no automated scraping, no submitting false or another person’s information, no attempts to interfere with how it runs. All text, images, and layout on this site belong to Empire Key Development and may not be copied or republished without our written permission.

The site may link to services we do not control. We are not responsible for their content, policies, or accuracy, and using them is at your own risk.

This site is provided “as is” without warranties of any kind, express or implied, including that it will be uninterrupted or error-free. To the maximum extent permitted by law, Empire Key Development is not liable for indirect, incidental, or consequential damages arising from your use of this site or reliance on anything on it.

If you submit information you were not entitled to provide, or property details that turn out to be materially inaccurate, you agree to cover the reasonable costs we incur as a result.

We can update these terms at any time. The version in effect is the one posted on this page on the date you use the site; the “Last updated” line above shows when it last changed.

These terms are governed by the laws of the State of New York, without regard to its conflict-of-law rules, and disputes will be handled in the courts located in New York.
